How to increase the value of your home

Renovations are disruptive and in addition to making your home more functional or more reflective of your style, making the right renovation can significantly increase your home’s value. But, before you get out your sledgehammers to do some demolition, have a look at some of the tips below to be sure that your new reno is a valuable one!

1) Upgrade your Kitchen!

The number one thing our experts tell us is to make sure you have an upgraded kitchen to boost your home’s value. And why wouldn’t it? The kitchen is the heart of the modern home where families and friends socialize and catch op on each other’s days. But where can you start?  These days, stainless steel appliances and countertops made of stone or granite are a give-in but many are opting to change things up with retro-style appliances or quartz  counters.  Other simple changes like adding a new faucet or upgrading cabinet hardware to shiny knobs can add the detailed touches needed to elevate your kitchen to the next level. Another consideration, knock down a wall or keep a half-wall between your kitchen and living space if possible.  Opening things up will make your kitchen feel more spacious.

2) Revamp your Bathroom

If you have cracked tiles or an older, water-guzzling toilet – it’s time to make some changes in the bathroom.  Next to kitchens, it’s the next big upgrade in your home that will make all the difference.  If your space is narrow, try installing a recessed vanity – one that recedes into the wall.  If you can, add a window or a skylight so that natural light can illuminate the space and don’t forget to make sure you have sufficient lighting installed.  One way to save costs in a bathroom renovation is to shop for clearance tiles and you also may be able to re-glaze an old tub rather than buying a new one.

3) Easy Peasy Lawn and Garden

Everyone can appreciate a great looking outdoor space but most of us don’t have the time to take care of it. A low-maintenance garden with easy-care perennials, trees and evergreens is very attractive.  Go one step further and add a sprinkler system so that lawn stays bright and green without a second thought!
4) Install built-in speakers

High-tech homes stand out … and will impress buyers. Your best bet is to centrally wire a sound system in your home, and put a speaker in every room, so you can control music from anywhere in the house with one remote. We also suggest installing surround sound in the den or living area (wherever you watch TV), to make watching movies or sporting events more exciting.

These are some great ideas for renovations to increase your home’s value.  Keep in mind however, other renos that may be great for you and your family, may not help resale in the long-run such as putting in a pool, converting a bedroom into a wine cellar or converting a garage into a sewing room.
